For some single let properties where it is written into the lease terms and for the majority of multi-let properties where an existing service charge is in operation or the ability to implement one, then the management fees are usually recoverable from the occupiers. Our full management services therefore can often be little or no direct cost to you dependent on your occupation levels and the number of voids.

Property & Site Inspections
Our frequent property inspections ensure we are familiar with both the occupiers and the property itself. Having a detailed working knowledge of the numerous nuances of each property ensures that the property Manager is capable of understanding any situation and can act efficiently in responding to them. We conduct both planned and reactive site inspections.
Approved Contractors and Contractor Performance Assessments
We operate an Approved Contractor database which ensures that each contractor we use is appropriately insured, responsible and competent. Where we can we always use contractors that are local to the property, this facilitates a prompt response and maintains cost efficiencies.
Client & Occupier Reporting
Following site visits or at year end periods, we will report to clients and occupiers with comprehensive information in a clear and concise manner ensuring that all those parties are kept fully briefed.
Our property maintenance services include routine building works and reactive maintenance and repairs. During the course of our inspections we will identify any maintenance issues.
Landlord and Tenant – Legal Matters
Every occupier has a legal interest in the property they occupy. This occupation may be documented by way of a Lease, a Licence, a Tenancy at Will, an AST to name the main ones. Ultimately this is the document that decides who does what and it is critical for both the property manager and the occupier to be aware of their obligations.
Property Management Health and Safety Legislation
Our Property Management Health and Safety services includes monitoring of legislation and modern guidance within this area. In recent years this has been an area of much development and there are now very onerous responsibilities for Landlords and occupiers to ensure they are compliant with the guidelines.
Property Database Management
Our Property Database Management service includes the management of a critical date diary to ensure key events and triggers are adhered to and dealt with at the appropriate time.
Landlord Property Insurance
Our landlord property Insurance service assists landlords with securing insurance cover for their investment.
