Our property maintenance services include routine building works and reactive maintenance and repairs.
During the course of our inspections we will identify any maintenance issues. Where the responsibility is ours to deal with, we will detail the works required and provide Works Orders to contractors. Dependent on the size of the works, they may be tendered to a number of Approved Contractors. Dependent on the works, the project will be overseen by the property manager to its conclusion and signed off once completed to their satisfaction and in accordance with the instruction.
If we are inspecting a property where the occupier is solely responsible for all costs and we identify an area in need of maintenance, where we are qualified to do so, we will offer assistance both in identifying the cause and remedy and if required details of any of our Approved contractors to assist them.
The Property Maintenance may also include a periodic redecoration of the building or part. Ideally these are planned in advance and the monies have accrued within “reserve accounts or sinking funds”. Due to the nature of the works and the higher costs, it is important that these major works are identified early so that occupiers are able to budget and their cash flow isn’t put under strain by large “one off” invoices.
