Property & Site Inspections
Our regular property and site inspections are both planned and reactive. The planned inspections are to identify current and potential future maintenance issues and to ensure compliance with Health and Safety Legislation which range from identification of trip hazards to monitoring the validity of Fire Risk Assessments. We also carry out inspections of void units in order to meet the requirements of the insurance company. We like to get to know the occupiers and understand their business and maintaining communication face to face builds on those relationships.
The reactive inspections are normally triggered following an event for example storm damage, flooding etc.
Rather than rely on contractors / occupiers to relay the information, we believe there is no substitute for the property manager to inspect, understand and be able to make an immediate decision on the solution. Quite often occupiers are personally affected by such events and this proactive approach reassures occupiers and indeed clients that we genuinely care about them and their business.
These regular inspections also enable the Property Manager to monitor the areas the occupiers are responsible for and offer guidance where applicable for them to adhere to their lease obligations.
These inspections also form the basis of the client and property reporting.
Planned and Reactive inspections
- Dependent on the instructions the property is inspected at a minimum on a quarterly basis. These periodic inspections are to ensure the property maintains the highest standards. In addition to which emergencies are responded to immediately.
- Occupier meetings and unit inspections to assist occupiers with their lease obligations
- Through regular communication with the occupiers we ensures that they are aware of their lease obligations and understand their responsibilities.
